Larnaca Marina Project 2026 — How It Will Change the City

One of the most significant projects currently taking place in Larnaca is the upgrade plan for the port and marina - a project that the government of Cyprus estimates to be around €415 million.

Three Parallel Project Tracks

The roadmap presented in 2026 divides the project into three parts: development of marina lands, upgrading the marina's infrastructure itself, and modernization of the commercial port. The entire project management has been transferred to the Cypriot Ports Authority.

Timelines

Initial maintenance upgrades in the marina (including refurbished jetty and new service facilities) are expected to be completed by August-September 2026. The Yacht Club structure is expected to be completed by December 2027. The full master plan for the project is supposed to be ready by 2029, with the overall rollout (including an additional phase of €190 million for the development of marina lands and adjacent areas) extending until 2036, and fully over the next decades until 2045.

The First Step Is Already Underway

A contract has been signed with Semesco for deepening the marina entrance and the basin, including the installation of solar beacons - the first contract of the "execution works" type in the renewed project.

What Does This Mean for Surrounding Real Estate?

Marina and port projects of similar scale in other Mediterranean destinations tend to support the increase in property values in their immediate vicinity over time, thanks to improved accessibility, aesthetic appeal, and the addition of commercial and leisure spaces. However, this is a process that unfolds over many years - the impact on property values will be gradual and not immediate.
