Miami Residence Baku — The Complete Investor's Guide 2026 | Merkaz HaNechasim

Miami Residence is the resort-living project Merkaz HaNechasim markets directly in Baku — five white buildings with pools, in the front row to the Caspian shore, inside the established Sea Breeze area that has been operating since 2006. This is our central guide to the project: what it includes, why its location is considered one of the most sought after in Baku, which growth engines are at work around it — and what the purchase process looks like with full support in Hebrew, from the first conversation to collecting the keys.

What Miami Residence Is — In Brief

Miami Residence is a resort-living complex on the Caspian shore, built in the spirit of Miami's bright white aesthetic: five white buildings, emerald-toned pools, and a front-row position on the beach. The project sits inside the Sea Breeze area — the large, developed resort area in the north of Baku, which is not a "project on paper" but a living, active environment: according to the area's official figures, this is a complex that has operated since 2006, with around three million square metres built and cumulative investment of some 10 billion dollars.

For the Israeli investor, the most important point is this: Merkaz HaNechasim markets the project directly, meaning you do not go through a chain of intermediaries — you receive full support in Hebrew, from start to finish, from a single party that knows the project and the local market at close hand.

The Location: The Sea Breeze Area on the Caspian Sea

Sea Breeze is the resort complex established by Emin Agalarov in the Nardaran area north of Baku, through Nardaran Invest LLC, which has operated since 2006. Over almost two decades the place has developed from a stretch of shoreline into a genuine resort city — beaches, restaurants, hotels, housing and infrastructure. Miami Residence sits inside this established environment and benefits from everything that already exists around it — not from what has merely been promised.

A short drive from the project, CASINO ROYALÉ is planned — a casino covering more than 90,000 square metres, on the basis of a 2025 government law, planned to be the largest in Europe. According to reports, it is due to open in 2027. In parallel, the F1 Grand Prix takes place in Baku every year, under a contract running to at least 2030 — an event that brings international tourism into the city and contributes hundreds of millions of dollars to the economy each year.

Hold On — Why Baku in the First Place?

For anyone meeting the destination for the first time: Baku is the capital of Azerbaijan — a modern Caucasian metropolis on the Caspian shore that has been going through accelerated development over the past decade. The country is explicitly aiming to diversify its economy beyond oil, with tourism and real estate as central pillars of growth — and government investment in infrastructure, in international events such as the F1 and in developing the coastal strip is the practical expression of that. Israelis have a further advantage here: Israel's relations with Azerbaijan are among the strongest it has with any Muslim country — long-standing economic, security and energy cooperation — which makes Baku one of the friendliest destinations for Israelis in the region, and also makes doing business there easier in practice. Property purchase by foreigners — Israelis included — is entirely legal and regulated, with no special restrictions on residential apartments.

Why Now in Particular: The Growth Engines Around the Project

A Market With Documented Growth

The central verified figure on Baku's housing market comes from ABB Bank for 2024: a rise of around 14%-15% year on year in housing prices (primary and secondary markets respectively), and a cumulative rise of around 58%/36% since 2021. This is a consistent growth trend that has now been running for several years — not a one-off jump.

Israeli Capital Is Already Inside

According to reports in the Israeli financial press (Bizportal, Israel Hayom, News1) from August 2026, the large Israeli developer group is advancing two projects inside Sea Breeze totalling some 3,500 apartments and around 358 thousand square metres of built space, with land costs of up to around 93 million dollars. When a public Israeli property group chooses to enter that very area on such a scale, it is a strong indication of institutional players' confidence in the potential of the place.

Tourism and Infrastructure

Azerbaijan is explicitly aiming for growth based on tourism and real estate alongside the oil economy, and the accelerated development of the coastal strip — the planned casino, the F1, and the continuing expansion of Sea Breeze itself — is the practical expression of that policy.

What You Get in the Project

The project is built as a complete resort complex: front-row position on the beach, pools, and a bright white Miami-style living environment, inside an area that already includes managed beaches, restaurants and services. The apartments suit both personal use as a holiday home and use as an investment property let to tourists and to long-term tenants. We give the exact specifications, apartment types, availability and current prices in a personal conversation — the details change according to availability, which is why we do not publish them here. You can see renders and further details on the project page on the site, and get a precise answer over WhatsApp.

The Purchase Process — With Full Support in Hebrew

The process begins with a short WhatsApp conversation in which we understand what you are looking for — personal use, investment, or a combination. From there we move on to presenting the available apartments, the option of an introductory tour of the project itself, legal support with a local lawyer, signing a contract and properly registering the property in your name. Every stage is carried out in Hebrew, with one Israeli party guiding you throughout. You will find a full breakdown of the stages in the article the purchase process at Miami Residence.

And What About Residency?

It is important to be precise: buying a property in Azerbaijan does not confer citizenship. What does exist is a graduated residency route — an investment of 100,000 manat (AZN) or more allows an application for temporary residency; after two years or more, with an investment of at least 200,000 AZN, you can apply for five-year permanent residency; and after a further five years you can submit a naturalisation application (Azerbaijan does not recognise dual citizenship). For most investors, residency is a bonus — not the goal.

Who the Project Suits

The Yield-Focused Investor

Anyone looking for an income-producing property in a growing tourist area gets a rare combination here: a beach apartment in an established environment that already generates demand, alongside future growth engines — the planned casino and the annual F1 — that are expected to increase it. The possible letting strategies are set out in the dedicated article on letting strategy at Miami Residence.

The Holiday-Home Buyer

Anyone who dreams of an apartment by the sea for the family finds beach, pools and an active resort environment here, within a reasonable flight of Israel and at a destination that is especially friendly to Israelis thanks to the warm relations between the countries. And of course you can combine the two: enjoy the apartment during holidays, and let it for the rest of the year.

The First-Time Investor

A first deal abroad calls for a guiding hand — and that is exactly why the direct marketing structure and the full Hebrew support make Miami Residence a comfortable starting point. We covered this at length in the article a first investment abroad.

Money, Payment and Financing

Payment is made through regulated, documented banking channels only — an international bank transfer with full supporting documentation, as required by the regulations in both countries. For investors who want it, there are also convenient financing options for the investment, tailored individually to their needs — the details are built together with you in conversation. It matters to us to say this too: prices, specifications and availability change according to stock, so every figure you receive from us will be current as of the moment of the conversation — not a sweeping advertising promise. And on the subject of yields: as of today there is no official, verified rental yield figure for the area, and we are not inventing one. What is documented is the trend in housing prices in the city — and that, as noted, is very positive.

How to Get Started

It is simple: send us a WhatsApp message. In a short conversation we will understand what you are looking for, present the available apartments with precise figures, and build the next steps together with you — including, if you wish, an introductory tour of the project itself (here is how it works). With no commitment, in Hebrew, and with all the answers on the table.
