Apartment Types at Sea Breeze: What to Choose and Who Each Suits | Merkaz HaNechasim
The short answer: in the new phases of Sea Breeze — which according to reports will include around 3,500 apartments in the large Israeli development group's two projects alone — a wide range of units is expected, from compact units to family apartments. The right choice follows from the investment purpose: tourist letting points towards small, efficient units; combined use (family holidays plus letting) points towards larger ones. The exact mix and availability should be verified against the current project specifications — and we do that for our clients.

Talk to us on WhatsAppThe Principle: Purpose First, Unit Second
The common mistake of first-time investors is choosing an apartment by "what appeals to me" instead of by "who is the audience that will pay for it". In a resort town, the audience defines the product: a couple on a weekend wants a compact, well-designed unit; a family on holiday wants space; a long-stay guest wants functionality. Define the investment purpose first — and the right unit will follow almost by itself. In a project the size of Sea Breeze, where the supply is especially wide at the current stage, that discipline matters twice over — because precisely when there is a lot to choose from, it is easy to scatter your attention and miss the unit that genuinely fits the purpose.
Compact Units: The Letting Machine
Studios and one-room apartments are generally the units with the lowest absolute price — that is, the closest entry to the published opening price (around 150 thousand dollars, according to reports). In short-term tourist letting, small units generally enjoy the broadest demand (couples and travellers are most of the market) and lower holding costs. For a pure investor whose aim is ongoing income and future liquidity, this is the natural starting point.
Family Apartments: The Space That Attracts Longer Stays
Units with two or three bedrooms address a different audience: families on holiday, groups of friends and long-stay guests. They are priced higher, but command a higher nightly rate and attract longer stays. A further advantage: they suit the combined model favoured by Israeli investors — the apartment serves the family for part of the year and is let for the rest. Anyone also considering personal use should be looking here.
What Really Determines a Unit's Value: Beyond the Number of Rooms
Within the same unit type, three variables make the difference: position within the complex (proximity to the beach and to the entertainment hubs — and, once it opens, to the planned casino); view (sea frontage versus an internal aspect — a gap that persists on a future sale); and floor and orientation. A rule of thumb from resort towns worldwide: the genuinely good units are taken first, and precisely at the opening-price stage — another reason early timing is worth money. We expanded on the early-stage mechanism in the guide to buying off-plan.
What to Check in the Specification Before Deciding
The delivery standard (shell or full finish) and its implications for the cost of preparing the unit for letting; net versus gross floor area and the actual interior layout; expected management fees by unit size; and the payment plan terms for that phase. These are details that vary between phases and between units — so a serious comparison is made against current documents, not against advertising.
Pure Investment Versus Combined Use: The Decision Matrix
One question orders the entire decision: do you want to use the apartment yourself? A pure investor measures everything in numbers — cost against expected income against future value — and will usually arrive at the most compact and efficient unit. A combined investor adds their family's needs to the equation: number of beds, distance from the beach, privacy. It is important to be honest with yourself at this stage, because an unplanned hybrid — an "investment apartment" chosen by personal taste — is usually the worst compromise between the two worlds.
Furnishing, Equipment and Preparation for Letting
A unit intended for tourist letting needs to be ready for a guest from the first night: full furnishing, an equipped kitchen, air conditioning, internet and hotel-standard linen. So when comparing units, find out what the delivery standard includes — an apartment delivered furnished saves both preparation budget and set-up time, while one delivered to a basic finish requires additional budget that must be factored in from the outset. In managed projects there are sometimes furnishing packages offered by the developer — a particularly convenient solution for the remote investor.
How to Set the Right Budget for Choosing a Unit
The budget that determines the relevant range of units is not "how much the apartment costs" but the total cost: the unit price at its delivery standard, ancillary costs (legal, registration, transfers), preparation for letting if required, and a liquidity cushion for the waiting period until handover and the start of income. Against that stands the staged payment structure, which significantly eases the starting point. Only once that equation is settled do you map the units within range — and so avoid falling in love with a unit beyond your reach, or needlessly giving up one that is actually within it.
Thinking Today About Tomorrow's Buyer
An investment ends not on the day you buy but on the day you sell — so it is worth choosing a unit that a wide audience will find easy to want years from now: a functional layout, a view that will not be blocked, proximity to demand hubs, and a size that suits the broadest audience in its category. Units that are too niche may be cheaper today and sell more slowly tomorrow. Here too, familiarity with the complex's full plans — including future phases — is an advantage a remote independent investor simply does not have.
How the Decision Is Actually Made
The process we go through with clients is simple: define the purpose (income / combined use / long-term holding), derive a total budget including ancillary costs, and then map the available units that meet the definition — with the advantages and disadvantages of each. One WhatsApp conversation is enough to begin.
