Green Line Stations - The Full Picture

The Green Line of the light rail in Jerusalem consists of 42 stations along 20 km, from Gilo in the south to Mount Scopus in the north. Not all stations are created equal - some are expected to dramatically change real estate prices around them, while others will have minimal impact.
Impact Ranges
- 0-200 m from the station: increase +10-15%
- 200-500 m: increase +5-10%
- 500-800 m: increase +2-5%
- Over 800 m: minimal impact
Gilo Stations (Start of the Line)
Gilo Center - starting station, the heart of the pinui-binui activity in Gilo. Impact: very high.
Gilo Neighborhood A/B - family stations. Impact: medium-high.
Katamon Stations
Pat Junction / Herzl Boulevard - key station, connection to the southern city. Impact: high.
The Breakers - center of Mekom Chaim and Katamon C. Impact: very high.

City Center Stations
Jerusalem Theater - on the border of Rehavia/Talbiya. Impact: medium (luxury neighborhoods are less sensitive to transportation).

Central Jaffa - intersection with the red line. Impact: critical, peak demand.
Damascus Gate / Musrara - northern city center. Impact: high.
North Stations
French Hill - students, university. Impact: high.
Ramat Eshkol - preferred for families. Impact: medium-high.
Mount Scopus - end station. Impact: critical for students.
Surprising Stations with High Potential
The Breakers (Mekom Chaim/Katamon C) - a station that suddenly serves an area that was previously isolated in terms of transportation. 3-room apartments of 80 sqm near the station at 2.8-3.2M ₪ are expected to rise to 3.2-3.6M by 2028.
San Martin (Gonen HaHadasha) - an area that is becoming central. Entry price 25K/sqm, forecast 30K/sqm.
