Makor Chaim Jerusalem 2026 - Neighborhood Guide + Green Line | חדשות נדל"ן | מרכז הנכסים
Makor Chaim - Overview

Makor Chaim is a medium-sized neighborhood (~6,000 residents) in south-central Jerusalem, between Katamon and Gonen/Talpiot. Historically, the neighborhood has been relatively isolated in terms of transportation, which has kept prices lower than expected. In 2026, this will change: the "Haporetzim" station of the Green Line to the north, along with additional stations in the area, will completely alter the equation.

Buyer Profiles
Religious-national families: Strong community, excellent schools, yeshivas.
Investors: Reasonable entry prices + the Green Line catalyst = opportunity.
Young couples who worked in "Katamon" and cannot buy there: Makor Chaim offers a similar community at a more reasonable price.
Comparison to Similar Neighborhoods
Old Katamon - 30%+ more expensive, same community character. Arnona - similar in price, but Arnona has already "revealed" itself. Makor Chaim is on a discovery trend.
