Frequently Asked Questions

Where Exactly Is Miami Residence?

The project is located in the front row on the Caspian shore, inside the Sea Breeze area of northern Baku — the resort complex operating since 2006, with around three million square metres built and cumulative investment of roughly 10 billion dollars. This is the city's established, developed holiday area, not an isolated project in an unfamiliar location.

What Does the Project Include?

Miami Residence is built as a Miami-inspired resort complex: five white buildings, pools, and direct access to the beach. The apartments suit personal use as a holiday home, investment for letting, or a combination of the two. Precise specifications of available apartments are provided in a personal conversation, according to current stock.

Who Markets the Project and What Does That Mean for Me?

Merkaz HaNechasim markets Miami Residence directly. In practice that means: first-hand information on availability and prices, full support in Hebrew throughout the process — from the first conversation, through the legal support, to registration of the property — and one party accountable to you, with no chain of intermediaries.

How Much Does an Apartment in the Project Cost?

Prices and specifications vary by apartment type and by the stock available at any given moment, so we do not publish figures here — the precise, current figure is given in a short WhatsApp conversation, with no obligation. That way you get a true picture of what is available now, rather than an advertising figure that has gone stale.

Can Israelis Buy There Legally?

Yes, absolutely. Foreign investors — Israelis among them — buy apartments in Azerbaijan legally and in an orderly manner, with no special restrictions on residential property. The strong Israel–Azerbaijan relationship even makes the process particularly comfortable for Israelis in practice.

What Drives the Growth Around the Project?

Three main engines: CASINO ROYALÉ, planned a short drive away — more than 90,000 square metres on the basis of a 2025 government law, planned to be the largest casino in Europe (according to reports, with an opening planned for 2027); the F1 Grand Prix held in Baku every year until at least 2030; and a rising price trend in the city — according to ABB Bank, a rise of roughly 14%–15% in 2024 and roughly 58%/36% cumulatively since 2021. Alongside these, according to Israeli reports, the large Israeli development group is advancing around 3,500 apartments across two projects within Sea Breeze — evidence of Israeli capital's confidence in the area.

Does Buying Confer Residency or Citizenship?

Buying does not confer citizenship — full stop. What exists is a staged route: an investment of 100,000 manat or more allows an application for temporary residency; after two years or more, with an investment of at least 200,000 AZN, permanent residency for five years can be applied for; and after a further five years a naturalisation application can be submitted (Azerbaijan does not recognise dual citizenship).

Do I Have to Fly to Baku in Order to Buy?

Not necessarily — the process can also be completed remotely by power of attorney. That said, we recommend that anyone who can should come for an introductory tour: there is no substitute for seeing the project, the beach and the area with your own eyes before deciding. We set out how it works in the article on the introductory tour.

Are There Financing Options?

Yes — investors at Miami Residence have convenient financing options available, tailored personally to each buyer's needs. The suitable financing route is built together with you in conversation, according to the chosen apartment and your circumstances.

How Is Payment Actually Made?

Through regulated, documented banking channels only — an international bank transfer with full supporting records at every stage, as required by both Israeli and Azerbaijani regulation. We support this stage too, and it is always advisable to consult an accountant in parallel about the reporting and tax aspects in Israel.

Will I Receive Legal Support in the Process?

Yes — every transaction goes through legal support with a local lawyer: checking the property's registration, verifying the rights and reviewing the purchase contract, before any signature. This is a built-in part of the process, not an extra you have to ask and pay separately for.

Can I Let the Apartment When I Am Not There?

Absolutely — this is one of the property's main uses: short-term tourist letting, long-term letting, or a combined model with personal use. The area enjoys active tourist demand, and we also help connect you with local management parties. Full detail — in the article on the letting strategy.

Can I Buy More Than One Apartment?

Yes — Azerbaijan places no limit on the number of properties a foreign investor may hold. Investors buying several units usually receive tailored treatment, and it is worth planning the tax and operational aspects of holding multiple properties in advance — we will be glad to go into detail in conversation.

Is the Apartment Also Suitable for Family Holidays, Not Only Investment?

Absolutely. The project is built as a resort complex — pools, a beach and an active service environment — and many buyers combine the two: holidaying in the apartment with the family for part of the year, and letting it the rest of the time. That way the property both serves you and works for you.

Who Am I Actually Buying From — and Who Is Accountable to Me After the Purchase?

Your point of contact throughout is Merkaz HaNechasim — the Israeli party that markets the project directly and supports you after registration too: from connecting you with management and letting parties to any ongoing question. The rights in the property itself are registered in your name in the Azerbaijani land registry, so your ownership is full and properly established — and our support is a layer of service above it, not a condition of it.
