Investment Amount Required for Residency in Cyprus 2026
Before starting the process, it is important to understand all the financial requirements for the Cypriot permanent residency track - not just the investment amount itself.
Basic Investment Amount
€300,000 (plus VAT) in one of four tracks: new residential property from a developer, commercial/other property, shares in a Cypriot company with at least 5 employees, or units in a regulated investment fund.
Income Requirement - Separate from Investment Amount
In addition to the investment, an annual income from a foreign source (not from Cyprus) of €50,000 must be proven for the main applicant. This amount increases according to the number of family members included: an additional €15,000 for a spouse, and €10,000 for each child.
Example: Family with Two Children
A family of parents and two children will need to prove a minimum annual foreign income of €50,000 (main applicant) + €15,000 (spouse) + €10,000 × 2 (children) = €85,000 per year, in addition to the €300,000 investment in property.
Additional Associated Costs
Beyond the investment amount itself, budget for attorney fees for processing the application, government fees, and private health insurance for all family members (a continuous requirement throughout the residency period).
Update on Amounts
The threshold amounts (€300,000 for investment, €50,000+ for income) are set by Cypriot legislation and may be updated from time to time - it is important to verify the exact and current amount with a local attorney when submitting the application.
In Summary
Note: Immigration and residency laws change frequently and depend on personal circumstances. The information here is a general overview - it is recommended to consult with an attorney specializing in Cypriot immigration law before taking any steps.
